The water needs to be extracted and completely dried out by a trained professional with the right equipment to detect and locate moisture hidden from view. From water removal and extraction to complete restoration, ServiceMaster can handle leaky or broken pipes, sink overflow, toilet overflow, refrigerator, washing machine, water heater malfunction, and dishwasher malfunction. Our Flood Damage Process
Flood damage can be devastating. It poses a serious threat to building components, interior furnishings, and precious belongings. However, the harmful effects of flood damage are sharply reduced by prompt and effective intervention, especially within the first 24-48 hours. An immediate emergency response by our Warrington team will quickly stabilize your property and mitigate damage, keeping your water damage restoration options open.
Time is critical with any flood damage, as water can continue to damage your property for as long as it is present. In the right conditions, mold can begin to grow in as little as 24 hours. For a speedy recovery, we have our proven process that we use for every job.
First is the Extraction. During this process, we will remove all excess water from your home using portable extraction units, wet/dry vacuums, and any other equipment possibly needed for full extraction. When certain belongings are submerged, most materials absorb and retain some water that cannot be extracted. In order to completely dry these porous materials, We use the most advanced equipment available for air circulation, dehumidification, and directed heat drying. Many valuables or structures damaged by the water will need to be cleaned, repaired, and possibly disinfected. Appliances and electrical systems that have been exposed to water will need to be inspected before further use. Finally the restoration phase. This phase involves the actual reconstruction of your damaged property — flooring, drywall, paint, etc. Our goal is to get your home better than before the flood damage struck.
Basement Water Damage and Flooding
All basements are prone to flooding and there can be several causes behind the water in your basement. Basement water damage is exceptionally common in the area since most basements will experience broken pipes, improper grading, leaky windows, failed sump pumps, seepage, or leaking foundation walls. If your home has experienced water damage to the foundation or basement flooding, it’s important to repair these areas as quickly as possible to avoid larger structural and property damage issues, which can ruin your personal belongings and create a serious health and safety hazard.
The first 48 hours are considered the most important time period to react, as it is critical to prevent further damage to the flooded basement and the items within. The first thing you’ll need to do if you think you have water damage is have a thorough assessment conducted by one of our professionals to determine the next step in the water damage repair and cleanup process. If you have Warrington basement water damage or are currently experiencing a flooded basement, call us as soon as possible.
Broken, Burst, & Frozen Pipes
Over a quarter of a million American homes each year will suffer from damage due to frozen or burst pipes. When your home is left vacant with no regulating of heat or poorly insulated walls, this can be a common culprit of frozen water pipes and frozen water lines during Warrington's winter time. These breaks can be hard to notice immediately because they commonly occur in the basement. Broken pipes are also a common cause of water damage, causing gallons of water to come flooding through your living room, bedrooms, kitchen, and bathrooms. Water pipe bursts are common in areas of extreme winter cold and high winds that drive the wind chill well below freezing temperatures. Pipes that lack proper insulation and are exposed to the winter’s cold are far more likely to create a need for restoration.
A frozen, broken or leaky pipe are all inconveniences that can lead to major headaches for your home. Ignoring these repairs can be extremely costly as basement water damage can lead to an unstable structure and damage to your valuables. When you need flood damage cleanup with a burst or frozen pipe or are dealing with flooding at all, give us a call today!

More About Warrington PA
Warrington was founded by William Warrington, who emigrated to America in July, 1682 with his family. He made an agreement with William Penn, before leaving England, to buy 500 acres for ten pounds. A survey was completed in October 1682, and the area William Warrington settled was called "Prospect Farm." It was located just outside the present Warrington Borough. William Warrington died in 1693, and his family in 1702-1703, possibly of smallpox. The family's burial plots are located in Slate Hill Cemetery, one of the oldest Quaker burial grounds in the state.
Today, Warrington is home to places such as the Winding Brook Farm.
